- Approval/Comments/Recommendations – Conditional Use Permit Application No. P25-02902, submitted by Ken Vang of VICE, pertains to a ±0.59-acre site located at 1363 N. Maroa Avenue. The applicant proposes to expand an existing parking lot to provide sixty-nine (69) new parking spaces serving the Shrine of St. Therese Church, located north of the subject parcel. The site currently contains sixteen (16) angled parking stalls from a partially completed parking lot originally approved under Conditional Use Permit No. C-06-340. As the original approval expired, the proposed parking lot expansion is now considered an expansion of a legal non-conforming use. The scope of work includes replacing the sixteen (16) angled stalls with sixty-nine (69) 90-degree parking stalls, reconstructing the east drive approach, installing a 10-foot landscape buffer, new curbs, and retaining existing parking lot lighting. The chain-link fence and concrete wall will remain, while the existing iron fence will be removed. The property is currently zoned RM-2/AH. Meeting disruption policy

Meetings are conducted so everyone — in the room and watching or calling in remotely — can take part. A person who disrupts a meeting in person may be removed after a warning. Under California SB 707, if a service disruption within the City’s control cuts off the public’s ability to participate remotely, the body takes no further action on agenda items and recesses for at least one hour while staff make a good-faith effort to restore access; the meeting resumes only once remote access is back.
